Fees/Expenses/Rates:

Rate:  15-16% Interest Only Payment

 (Lower Rate may be offered for Jumbo loan sizes or special property type and is considered on a case by case basis only)

Terms:

1 year note, (money due in 12 month) with extension option of up to 2 additional years*"

No payments for 90 days after loan is closed**

(**3 months interest held in escrow & collected up front at closing deducted from gross proceeds)

"Up to 2 additional years of same loan terms w/no balloon in the 12th month with a request of extension at end of term and as longs as all scheduled payments have been made on time.

Fees:

Private Investor Fee (Lender): 5 points

Mortgage Broker Fee (us): 5 points

Attorney Closing Fee: $850

Title Report/Insurance: $450

Misc fees: $250

Note: "After your loan is approved, and you accept the written proposal provided to you by us/the investor, a $300-$500 Title Deposit is required upfront to begin the Legal Title work and processing of documents.  This deposit is credited back to you at closing, but is NON-REFUNDABLE after we begin this process, and you choose not to close your loan for any reason.
